Primark is an international fashion retailer, across 16 countries in Europe and the US. Boasting 191 stores in the UK, as well as over 400 stores worldwide.
The stores have a mixture of Trend & Cylon BeMS (Building energy Management System) across their retail portfolio, that controls HVAC (Heating, Ventilation and Air Conditioning), lighting and hot water. Half hourly meter data from both gas and electricity was available to baseline and manage the stores energy performance.
Optimised were commissioned to undertake a trial on 4 pilot stores to ‘optimise’ the BeMS and monitor the potential impact on energy savings that this would generate. This optimisation was to be undertaken through maximising the efficiency and operation of existing assets (specifically the BeMS/HVAC/Lighting controls), with no additional capital equipment installed. The trial was undertaken in 2020 for a period of 12 weeks where a saving of 65% on gas and 15% on electricity was achieved, compared with the same month of the previous year.
The outcome of the trial led to Optimised being tasked with ‘optimising’ all of Primark’s UK stores over a 12-month period, and once completed, to deliver an ongoing, Remote Optimisation managed service, to ensure savings were maintained long term.
The first objective was to upload strategy from the Trend & Cylon BEMS system and ‘optimise’ the control strategies to the agreed Store Performance Specification. Over the 12-month period, we pulled together a project team of engineers, to meet both the aggressive technical goals and programme that had been set before us. Once the software had been optimised for a specific store, our commissioning team then moved in. They uploaded the software while on site at the specific store and recommissioned the BEMS controllers, addressing any faulty sensors, equipment in hand, wiring issues and much more.
While the software was being optimised, along with the onsite commissioning, our team of office-based engineers were importing the 50,000 data points into the new Trend IQ Vision platform, setting up around 30,000 analytics points, 1,636 schedule, and pulling in 400 half-hourly fiscal meters into the aM&T platform. The fiscal meters were already available, which negated any integration requirements, this half-hourly data was logged and ‘pushed’ to our cloud-based Energy Analysis software. This created the transparency and baseline data to effectively monitor and measure the impact of the building optimisation deployed.
BEMS Analytics was then incorporated to monitor the Building Energy Management and HVAC systems, through intelligent algorithms and rules. This cloud-based platform tracks the performance of assets, equipment and systems and quickly identifies anomalies in plant operation, saving energy and maintenance costs. Once the systems were set-up, we were able to start and analyse the baseline data and energy profiles for each store, aligning time schedules to match trading times, operating at suitable temperatures during trading periods, without affecting store environmental conditions, and ensure that lighting overrides were minimised.
Once each store had been optimised, our Remote Optimisation team took over, to deliver a managed service by remotely monitoring the performance of each store’s HVAC, BEMS and lighting circuits to ensure continuous operational efficiency.
Our Remote Optimisation service went on to provide 24/7/365 monitoring for the client, to identify anomalies, energy issues, BEMS analysis and ongoing energy management recommendations. Overseeing thousands of data points, across a geographically diverse retail portfolio is challenging for any business, and is unlikely to be solved without dedicated resource, domain expertise and the right technologies.
It is this combination, that is now generating great results, and most importantly, is that not only are these savings maintained through the ongoing managed service. The portfolio will continue to improve in its efficiency and performance. The analytical technology is now driving the human analysis, which creates a winning combination in terms of a competitive solution and business outcomes for the client.
The project resulted in 13% Electricity and 25% Gas reductions, compared with the 2019 baseline across the UK stores. The project that started in May 2021, on a 12-month programme delivered energy savings, with an ROI of less than 12 months! During the first 18 months our client saved over £2.3m in energy saving equating to £2.40 returned for every £1 invested. All of this was achieved through the optimisation of existing assets and systems, with NO additional BEMS controls being installed.
Optimised now provide a Remote Optimisation service 24/7 for Primark’s entire retail portfolio, which includes 203 stores across the UK & Republic of Ireland. The service also includes a full environmental service, where the stores can call the Optimised Remote Engineers at any time of day for any issues / support around the temperature, heating, environmental issues, lighting or domestic hot water, all of which will be dealt with by the team.
While energy efficiency has been the biggest driver of this project, other benefits include; reduced maintenance costs due to the remote analysis and first-time fix, improved staff satisfaction as issues are resolved before causing discomfort, improved asset life due to reduction in operating hours, greater analytical understanding of the retail portfolio’s performance, as well as future energy saving opportunities.
The partnership we have with Optimised has been fundamental in maximising the energy efficiency of our UK store portfolio, from the initial optimisation of our existing BEMS systems, which achieved double digit savings, to being able to maintain those savings, with their Remote Optimisation support team.
For Primark, it’s like having a virtual energy manager, virtual BEMS engineer and a virtual HVAC engineer at every site 24/7, to investigate any HVAC plant issue or deviations in energy performance as soon as it occurs, enabling the technology to do all of the ‘heavy lifting’, without having to wait for a PPM or reactive visit.
The store dashboards have also provided new insights into every element of our stores and have been a real game changer for our facilities management teams, in providing remote visibility of each stores’ HVAC plant and equipment, which is enhancing our ability to manage our geographical and diverse portfolio.
We are now focusing on extending the scope to cover the rest of our global portfolio and we are also exploring other IOT technologies, with Optimised as our trusted partner.
