A recent success story involves our collaboration with Lazari Investments, the owner and operator of a commercial property portfolio in London, optimising two prime buildings: Greater London House and 23 Saville Row, by improving the portfolio’s sustainability, while also reducing operating costs.
Lazari faced a complex challenge: how to optimise energy efficiency while maintaining comfort and functionality for tenants. Our mission was to analyse the energy data and building control systems to uncover opportunities for optimisation. However, the solution had to ensure no disruption to daily operations.
Lazari owns and operates a portfolio of central London properties occupied by high profile corporate clients. With an ambition to improve the portfolio’s sustainability while also reducing operating costs, Optimised’s Consulting and Building Optimisation teams came together to deliver a bespoke optimisation program. Having developed a transition plan, our Metering team set to work to obtain visibility of the energy flows throughout the building. With this insight we were able to optimise the HVAC control strategy using the BEMS system to deliver energy and carbon savings, while improving occupier comfort. Our Remote Optimisation team continuously monitors the buildings to safeguard the improvements and make further gains.

With an ambition to improve the portfolio’s sustainability while also reducing operating costs, Optimised’s Net Zero and Building Optimisation teams collaborated to deliver a bespoke optimisation program. Having developed a net zero transition plan, our Metering team set to work to obtain visibility of the energy flows throughout the building.
With this insight we were able to optimise the HVAC control strategy using the BEMS system to deliver energy and carbon savings, while improving occupier comfort. Our Remote Optimisation team continuously monitors the buildings to safeguard the improvements and make further gains.
We worked closely with building managers and tenants to understand their daily operations, expectations, and pain points. This collaboration ensured our solutions would enhance their experience without causing discomfort or disruptions.
Using advanced analytics, we collected and reviewed energy data and building control software to identify inefficiencies and areas for improvement.
Based on the analysis, we developed targeted strategies to optimise energy usage. This included recalibrating HVAC settings, reducing energy consumption during off-peak hours, and adjusting control systems for better efficiency.
Before implementing any changes, we consulted with Lazari, ensuring they understood the benefits, potential challenges, and how these improvements aligned with their sustainability goals.
Once approved, we implemented changes with minimal disruption. We continuously monitored system performance, making real-time adjustments to prevent any issues and ensure optimal results.
Beyond the initial implementation, we identified further opportunities for continued optimisation and maintenance through our Remote Optimisation service. Meanwhile, our utility billing experts identified further distribution cost savings relating to technical meter setup.
Within 24 hours, Lazari’s energy consumption dropped significantly compared to the previous week.
HVAC usage decreased by nearly 50% on weekdays and 65% on weekends.
Based on these initial results, Lazari is projected to save thousands of kilowatt hours annually, translating into substantial energy cost reductions.
Before implementing any changes, we consulted with Lazari, ensuring they understood the benefits, potential challenges, and how these improvements aligned with their sustainability goals.
We continue to monitor the building’s energy performance to ensure sustained savings, with plans to introduce energy alerts for even greater efficiency.
